Hi! My Name is Brian and I’m an ABR.

No, I’m not an addict, but I find being an Accredited Buyer’s Representative (ABR) can be an addictive job. It’s not just the great people you meet and the pleasure of finding them a home to meet their needs, it’s the other things that make this job soabr rewarding. For example:

“Can you be at the boatyard when my yacht arrives and see that it is unloaded safely and set up on stands in the yard?” Did that.

“The VA loan will not be approved because the appraiser says the well is too close to the septic.” Took a spike and located and marked the septic tank which was not where the survey had incorrectly placed it.

Two years after closing – “We’ve just got down to the cottage and a pipe has frozen and burst, can you find us a plumber?” Sure, here are two to call.

“The two classic cars will arrive two days before we do. Can you meet the truck and get them in the driveway?” Took until 9:30 pm to off load because one was not running. Went back the next day and pushed it in the garage because heavy rain was forecast and the back window was out in the rag top.

“We have three parrots.” Let me call a friend who breeds parrots and find out who the best avian vet is in the area.

“We need to sell the power boat in the garage so the estate can be wound up”. Found this out-of-state seller a buyer for the boat in a week.

“The seller has left all these TV’s in the house that we don’t want. What can we do with them?” Here is that number for the local Habitat for Humanity Restore. Take them there and take the tax write off for a charitable donation.

Not having any listings allows me to concentrate on my Buyer clients exclusively. It shows, as these comments from clients attest: “We have purchased many homes over the years and feel Brian worked over and beyond our expectations for a buyer’s agent.”

THE PRIVATE STREET CONUNDRUM

Many home owners do not realize that Fannie Mae changed their underwriting requirements last year for property located on a privately owned and maintained street.
If the property is located on a community or private street (road), a legally enforceable and recorded maintenance agreement is required, which must include:

  • Responsibility for payment of repairs for each party
  • Default remedies in case a party fails to comply with his/her obligation
  • The effective term of the agreement (which should be perpetual and binding on all future owners)

This could have a significant effect on properties if a maintenance agreement is not in place.

  • It becomes a material fact that listing agents have to disclose.
  • Buyers could have significant difficulties in getting loan approval, since most banks sell the loans onto Fannie Mae.

Even if you are not contemplating selling your home now this could affect the value of your home and the other homes in your neighborhood. If you live on a private street without a maintenance agreement talk with your neighbors and begin the process soon.

Oriental NC Teams Up For the First US Indoor Dragon Boat Races.

Saturday, February 21, 2015 will see the first ever indoor dragon boat races in the USA. A Canadian concept, indoor dragon boat races have two teams of eight paddlers facing each other in a dragon boat. When the race is started, both teams paddle against each other in what can be best described as  a watery tug of war!

The schedule is:
12 noon        Opening Ceremony at Village Health and Fitness Pool.
1:00 – 3:00pm        Races
4:00pm        Awards Ceremony

The Oriental Dragon Boat Club will be serving Chinese food as a fundraiser for $10.00 per person. Tickets are available for indoor seating in the exercise area for $5.00 where the races can be watched on large screen TV. All seating fees will be donated to the Journey of Hope Cancer Support Group.

More later on the 2015 Oriental Dragon Boat Festival – August 14-15, 2015 in beautiful Marsh Harbor, River Dunes.
